Property Manager

December 2024
We Don't Think You're Good Enough

There. We said it.

Most property management companies will tell you they're "looking for a talented professional" or that "this is a great opportunity." They'll dress up the role to make it sound easy and appealing.

We're not going to do that.

Because honestly? Most people aren't good enough for what we do here.

This Isn't For Everyone

If you got into property management because it was just a job that was available, this isn't for you.
If you're happy collecting service charges, sending standard emails, and keeping leaseholders at arm's length, this isn't for you.
If you need constant direction, want to clock in and clock out, and prefer when someone else makes the decisions, this isn't for you.
If you think property management's bad reputation is "just the way it is"—this definitely isn't for you.

What This Role Actually Is

This is for someone who's frustrated.

Frustrated by an industry that's lost the trust of the people it's meant to serve.
Frustrated by property managers who hide behind jargon and treat transparency like a weakness.
Frustrated by companies that put profit before people and compliance.
Frustrated enough that you want to prove it can be different.

Why This Is Hard

We manage properties across South Wales with complete transparency - which means we can't hide behind complexity when leaseholders ask difficult questions.
We only work within a 1-hour radius, which means when there's a 6 am emergency, you're expected to be there, not hiding behind a call centre.
We educate leaseholders about their rights, which means clients who challenge us, ask questions, and expect us to prove our value every single day.
We're members of The Property Institute - which means we're voluntarily held to higher standards than the law requires.
We're a 10-person family business trying to change the reputation of an entire industry, which means your work actually matters and there's nowhere to hide if you're not pulling your weight.

This isn't a job where you can coast. This is a job where mediocrity is obvious, and excellence is essential.

The People Who Succeed Here

They don't wait to be told what to do - they see a problem and own it.
They don't hide mistakes - they learn from them and help others avoid them.
They don't treat properties like files - they treat them like someone they care about lives there.
They don't make excuses about "industry standards" - they set new ones.
They don't need hand-holding - they need purpose.

If that sounds exhausting to you, good. It should. This role isn't meant to be easy.

What We're Actually Looking For

We're not looking for the perfect CV. We're looking for someone who believes what we believe:

That property management can be a force for good.

That transparency builds trust. That education creates better outcomes. That compliance isn't a box-tick exercise—it protects people's homes and lives. That local, personal service will always beat corporate bureaucracy.

We need someone who:

Gets angry when they see poor service (and channels that into doing better)
Takes ownership without being asked
Treats every building like it's their own
Wants to educate leaseholders, not keep them in the dark
Believes the intangibles (integrity, care, commitment) matter more than just technical skills
Is willing to challenge the status quo - including us when we're wrong
We need someone who wants this to be hard. Because easy doesn't change industries.

What You'll Actually Do

You'll manage a portfolio of residential and commercial properties across South Wales. You'll build relationships with leaseholders based on honesty, not avoidance. You'll coordinate emergency responses, ensure buildings are safe and compliant, manage contractors, and make decisions that affect people's homes and investments.

Some days you'll be on-site at 6am because there's flooding. Some days you'll spend hours explaining service charges to frustrated leaseholders. Some days you'll have to deliver bad news about major works.

And every single day, you'll be proving that property management doesn't have to be what everyone expects it to be.

What We Offer

We're not going to sell you on "competitive salary" and "great benefits" and "work-life balance."

Here's the truth:

1. Purpose - Your work will genuinely change how people experience property management
2. Autonomy - We trust you to make decisions aligned with our values
3. Professional Development - We support TPI qualifications because we believe in raising standards
4. A Team That Has Your Back - 10 people who all believe in the same mission
5. Family Business Values - You're a person, not a resource
6. The Satisfaction of Proving Everyone Wrong - About what property management can be

And yes, competitive salary and professional working conditions - because we're not asking you to sacrifice for nothing.

Still Reading?

If you've made it this far and you're thinking "these people sound difficult" or "this sounds like too much work" - you're absolutely right. And this isn't for you.

But if you're thinking "finally, a property management company that actually cares about doing this right" or "I've been waiting for this" - then we need to talk.

How To Apply

Don't send us a standard cover letter. We don't care about your "excellent communication skills" or how you're "a team player."

Instead, send us your CV and answer these three questions (200 words each, maximum):

1. Why does property management have such a terrible reputation - and why does that matter to you personally?
2. Tell us about a time you went against the grain because it was the right thing to do, even when it was harder.
3. What frustrates you most about how this industry typically operates?

If you can't answer those questions, this isn't the role for you.

If you can, and you mean it - we want to hear from you.

The Reality

We might not hire anyone from this advert.
We'd rather have a position open for six months than hire someone who doesn't believe what we believe.
We'd rather keep searching than compromise on someone who just wants a job rather than a mission.
Because the wrong person doesn't just fail - they damage what we're trying to build.

Are You Good Enough?

Prove it.
